THE PLANNING AND ZONING COMMITTEE FOR THE TOWN OF PONDER, TEXAS
WILL CONVENE IN REGULAR SESSION TUESDAY, APRIL 1, 2003 AT 7:00
P.M. IN THE PONDER MUNICIPAL BUILDING LOCATED AT 405 SHAFFNER
STREET, PONDER, TEXAS.

NOTICE: A mini-workshop will be held at 6:00 by Mr. Barry Hudson,
Mr. Boutwell's partner, to answer any and all questions having
to do with "PLANNED DEVELOPMENTS". Mr. Boutwell with
MPRG, Inc. is Ponder's City Planner

5. Public Hearing: Discussion/action on recommendation to Council
to approve a zoning change from Commercial 1 (C-1) and Single
Family 3 (SF-3) to a Planned Development
requested by DBM Family Limited Partnership on their application
dated 03-07-03. Being a 74.03 acre tract of land out of the Field
Davis Survey Abstract 371, Remington Park Phase III. A proposed
conceptional plan for the planned development has been provided.
6. Public Hearing: Discussion/action on recommendation to Council
to approve a zoning change from Commercial 1 (C-1) and Single
Family Estates (SFE) to a Planned Development requested by Mark
Owens, Agent for Richard Klement Investments. The "Planned
Development" is located generally on the south side of FM
2449, West of Hwy 156.
7. Discussion/action on recommendation to Council to approve Ordinance
# 03-04, Amending Appendix "A" of the Code of Ordinances
relating to the Fee Schedule; adding a new Section 5.010 - Payment
in Lieu of Land Dedication.
A. A payment of cash in lieu of reservation of open space or
park land or recreational land, that is equal to $400.00 for each
residential lot final platted in the subdivision.
B. Definition of "Residential Lot"; Single Family
Lot

8. Public Hearing: Discussion/action on recommendation to Council
to approve Ordinance # 03-17, Amending the Zoning Ordinance #
00-20, Amending Section 3.1-Zoning Districts Identified; Amending
Section 3.2 - Description and Purpose of Zoning Districts; and
adding a new Section 12B - Highway Overlay District.
